According to ConstructConnect's July 2026 Data Center Report, 91 new data center projects broke ground in the first five months of 2026 alone, with 13 starting in May. Monthly spending hit $7.9 billion in May, ranking as the eighth-highest month on record. The numbers represent a structural shift in U.S. construction economics: data center spending has not only overtaken office construction but is now reshaping the entire commercial building sector.
Geographic Concentration
The spending boom is heavily concentrated in a handful of states. Over the trailing 12 months, Virginia, Texas, Louisiana, Illinois, and North Carolina have captured nearly 60% of all new data center starts. Texas alone is home to several of the largest projects currently under construction, including CloudBurst Data Centers' 1.2 GW flagship campus near San Marcos and the Stargate Frontier Campus — a 1,200-acre, $25 billion-plus AI data center development in Shackelford County.
This geographic concentration is creating localized economic booms but also intensifying infrastructure strain. Power utilities in these regions are facing unprecedented demand growth, with some reporting interconnection queue backlogs that stretch seven to ten years.
The $101 Billion Pipeline
Beyond what is already under construction, projects in the active pipeline represent more than $101 billion in planned spending. This figure includes hyperscale campuses from all major cloud providers, as well as a growing number of sovereign AI infrastructure projects backed by foreign government investment. The pipeline signals that the construction surge is likely to carry through the remainder of 2026 and well into 2027.
However, the pace of spending is creating significant pressure on construction labor and materials. Steel, electrical switchgear, and backup generators remain in tight supply, with lead times for critical equipment extending to 18–24 months. Tariff-driven cost escalation continues to push average project costs higher, with some hyperscale developments now exceeding $500 million per facility.
Implications for Risk Assessment
The spending surge is a leading indicator of several downstream risks that infrastructure stakeholders must monitor. Grid capacity constraints in high-concentration markets are approaching critical thresholds. Community opposition — now active in 57 jurisdictions — is most intense in the states attracting the most investment. And the sheer velocity of construction activity raises questions about quality control, safety compliance, and long-term operational resilience.
For investors and operators, the data center construction boom presents a paradox: the sector's growth trajectory is extraordinary by any historical measure, but the infrastructure dependencies required to sustain it — power, water, fiber, and community support — are becoming harder to secure with each passing quarter.
